First tenant announced: Fort Worth company to build 70K-square-foot facility

After two years of working and planning, the Eagles Landing Business Park officially has its first tenant.

The Decatur Economic Development Corp. Thursday afternoon announced the sale of 21.013 acres in the 162-acre development to Industrial Diesel, Inc. and Industrial Diesel Manufacturing to build a new 70,000-square-foot facility.

“I can’t give enough kudos to everyone involved,” said EDC Executive Director Thom Lambert, pointing out the work by city officials, public works and the fire department.

“This project actually started two years ago. We didn’t at that time have an industrial park.”

The EDC completed the purchase of the 162 acres north of Farm Road 2264, east of U.S. 81/287 from the Wise County Consortium LLC in April. The EDC received $5.5 million in bond proceeds in April to complete the purchase and award a $2.8 million contract with McMahon Contracting for the construction of infrastructure.

In the incentive plan for Industrial Diesel, Inc. and Industrial Diesel Manufacturing, the EDC sold the land for $12,000 per acre and absorbed the development cost. Lambert said it came to roughly a $38,000 discount per acre.

The company was not given a tax abatement or incentive.

As part of the agreement, Industrial Diesel, Inc. and Industrial Diesel Manufacturing will bring 50 employees to its new facility and increase its workforce to at least 60 within five years.

The EDC will maintain the lien for the $38,000 per acre through five years and Lambert said each year the company satisfies the terms of the pact, 20 percent will be forgiven.

“At the end of five years the agreement will be fulfilled and they will own it without liens,” Lambert said.

Chris Stevens, the president of Industrial Diesel Manufacturing and vice president of Industrial Diesel, Inc., is a Decatur native. The company’s headquarters is on Harmon Road off U.S. 81/287 in north Fort Worth.

“We’re glad to be moving back that direction. We’ve been working on it a while,” Stevens said. “Everybody with the city has been very helpful to get this deal done.

“This is the ideal location for us.”

Stevens said the company will not have any issues meeting the terms of the agreement.

“We employ more than that number now,” he said.

The move will also allow the supplier of remanufactured high-horsepower engines for large off-highway projects to expand its operations.

“We outgrew our facilities years ago and it’s held us back in the number of employees we had,” Stevens said. “When we get into a bigger facility there will be job opportunities out of the local economy.”

Industrial Diesel, Inc. and Industrial Diesel Manufacturing officials have been working with city officials to get building designs approved. Stevens is optimistic they will move into the facility by the end of the year.

Lambert expects the company to be moving inventory onto the property before construction is complete.

After construction of the facility for Industrial Diesel, Inc. and Industrial Diesel Manufacturing, Lambert said there is 110 to 115 buildable acres to be developed at Eagles Landing Business Park.

Stevens expects to have neighbors at the park soon.

“It’s a great opportunity for the city. We expect more businesses to move out of Fort Worth here,” he said.
